Central heating leak detection

Repressurising the boiler treats the symptom. We locate the break in the circuit causing the loss.

What usually brings us out

  • Topping the boiler back up to pressure every week or two
  • A fault code that comes back however many times it is cleared
  • One radiator, or one room, never quite getting warm
  • A warm patch on the floor that has no business being there

How we go about it

  1. 1Pressure test the heating circuit on its own to confirm where the loss sits
  2. 2Thermal imaging to read the hot pipe runs through screed and tile
  3. 3Tracer gas into the drained circuit, picked up at the surface with a sniffer
  4. 4Borescope into the void once the search is down to a small area

Central heating and pressure loss in one visit

Heating leaks are among the most likely to be repaired on the visit, since the pipe is normally reachable once located.

A bar of pressure every twelve hours

Heating pressure falling by about a bar every twelve hours, and damp in the bathroom where somebody had already had the floor up once.

A cracked ceiling, zero pressure, and a visible valve

Not every job ends under a floor. Heating pressure was at zero and the ceiling below was stained, and the cause was a valve in plain sight upstairs.

Leaking towel radiator valve tightened; pressure held after repair.

  • Excellent Leak Detection and Repair

We had a major water leak of approximately 220 litres per hour and, with a holiday booked only a few days later, we urgently needed someone to find and repair it. […] Frank arrived at our house. He was extremely polite, professional and clearly very experienced. He quickly set up the equipment, carried out a tracer gas test and pinpointed the leak to an area just outside our garage underneath the driveway. […] The whole job, from arriving at our house to finding and repairing a 220 litre-per-hour leak, was completed in around three hours.

  • Fast, effective leak diagnosis and repair

Fundamentally, the engineer (Mark Pavitt) identified the source of the leak, repaired it and had our house back up and running within the same day. As part of achieving this, he kept the damage to a minimum (only having to cut out sections of the kitchen plasterboard ceiling). He cleaned up the debris, was polite, cheerful and informative of root cause and actions throughout the day. I think the key to success is having an engineer that has expertise in both leak detection and plumbing.
