Underfloor heating leak detection

A loop losing pressure does not require the floor to be lifted. It requires the break to be located accurately.

What usually brings us out

  • The system losing pressure faster than the rest of the heating
  • A cold stripe or a cold zone in an otherwise warm floor
  • Damp showing at a skirting or a door threshold
  • A manifold that needs bleeding far more often than it used to

How we go about it

  1. 1Isolate loop by loop at the manifold to find the one at fault
  2. 2Thermal survey of the floor to map the pipe layout before anything else
  3. 3Tracer gas through the affected loop only
  4. 4Acoustic confirmation, then a mark on the floor the size of a saucer

Underfloor heating in one visit

Accurate location is what keeps an underfloor repair to a single opening rather than a full screed lift.

  • Excellent Leak Detection and Repair

We had a major water leak of approximately 220 litres per hour and, with a holiday booked only a few days later, we urgently needed someone to find and repair it. […] Frank arrived at our house. He was extremely polite, professional and clearly very experienced. He quickly set up the equipment, carried out a tracer gas test and pinpointed the leak to an area just outside our garage underneath the driveway. […] The whole job, from arriving at our house to finding and repairing a 220 litre-per-hour leak, was completed in around three hours.

  • Fast, effective leak diagnosis and repair

Fundamentally, the engineer (Mark Pavitt) identified the source of the leak, repaired it and had our house back up and running within the same day. As part of achieving this, he kept the damage to a minimum (only having to cut out sections of the kitchen plasterboard ceiling). He cleaned up the debris, was polite, cheerful and informative of root cause and actions throughout the day. I think the key to success is having an engineer that has expertise in both leak detection and plumbing.
